Air Conditioning
The servicing and maintenance of air conditioning units for within resident’s apartments is the responsibility of owners. The servicing and maintenance of air conditioning units for common property areas is the responsibility of the strata company.
Any alterations are only to be made in accordance with the applicable strata legislation. For all structural alterations to a lot, guidance is available on the correct process to be followed here.
Ambulance
For medical emergencies to obtain ambulance attendance call 000.
Antisocial Behaviour
Antisocial behaviour is not conducive to the shared community of Rivershores Place and it will not be tolerated. Police will be called when necessary. Proprietors; occupiers or other residents must be appropriately clothed when on common property; not use language or behave in a manner that may be considered offensive and shall not make any undue noise in or about any lot or common property.
Residents are asked to be considerate of their neighbours and observe the following rules.
- The rules prohibit smoking in common areas and on balconies.
- Noise is to be kept to a minimum in common areas and ought not disturb your neighbour’s peaceful enjoyment of their residence.
- Guests; children and pets must be accompanied at all times in common areas.
- Dress, language and behaviour must be in keeping with a family environment in common areas.
Appearance of Lot
Proprietors, occupiers and residents shall not maintain anything within the lot that viewed from outside the lot is not in keeping with the rest of the building.
Balconies
The balconies form an integral part of the overall architectural impression of both Rivershores and Queen Victoria Buildings and should reflect the luxury image of the apartments generally. The management statement prohibits washing; towels; bedding; clothing or any other articles from being hung on any balcony or part of a lot in such a way that it is visible from outside the building. Residents can place their washing to dry inside the apartment so long as it is not visible from outside. Nothing is to be hung over the balustrade.
Pots on balconies should be raised to allow water to drain and the tile surface to dry out.
Barbecue
The barbecue is available for use by residents. It is turned on [insert details about how to turn it on]. It is a requirement of use that the barbecue that it is cleaned immediately after use to make sure it is ready for the next user. All rubbish is to be taken away.
Bike Storage
Bike racks are provided around the resident’s carpark. Please ensure your bikes are securely locked to prevent theft.
Building Emergencies
In the event of an Emergency requiring police, ambulance or fire brigade assistance, call 000 immediately.
Business Use of Lot Not Allowed
No part of a lot is allowed under our by-laws to be used in anyway either directly or indirectly for business, commercial, manufacturing, mercantile, storing, vending or any non-residential purpose without the written permission of the strata company.
Café
The Rabbit in the Moon café [query whether the café has a website or whether it wants a menu attached here] is available to residents and the general public [insert opening hours]. The café supplies tea, coffee and other general café fare; and also supplies milk; bread; butter and similar spreads; breakfast cereals and eggs and newspapers.
Car Cleaning
The car cleaning bay located adjacent to the entry to the resident’s car park is available for use by residents only. Please ensure care is taken to leave the area clean and tidy after use.
Car Parking
All residents have allocated parking. Residents are encouraged to park within the confines of their allocated parking and encouraged not to obstruct the lawful use of common property or the common driveway by any person, for to do so is inconsistent with our by-laws.
Children Playing Upon Common Property
The safety of children and others is paramount. Therefore a proprietor, occupier or other resident shall not allow a child under the age of ten and who is under their control to play on common property, especially the common driveway or swimming pool, or any other area of potential hazard or danger to children unless accompanied by an adult exercising effective control.

Decorating
Proprietors may paint, wallpaper, decorate the inner surfaces of their apartment; or affix locks; flyscreens, furnishings, furniture, carpets and other similar things (excluding antennae or air conditioning) without strata approval, so long as such action does not unreasonably damage common property.
No painting is to be done by any proprietor, occupier or resident of any exterior surface in any other colour or finish without the approval of the strata company.
Displays or Signs
Signs or displays are not permitted without the written approval of the strata company.
Electricity
Electricity is provided to each apartment by a separate power supply for its own use. The meter is inside a fuse box typically in a cupboard in your apartment.

Faults on Common Property
Identified faults such as light globes that are faulty; doors on common property that require adjustment; or identified faults with either the lifts or garage doors should be reported here.
Flammable Liquids etc
A proprietor, occupier or other resident shall not, without the approval of the strata company, store any flammable chemical, liquid, or gas or other flammable material other than that for domestic purposes on their lot or on common property.
Garbage Disposal
All residents are required under the by-laws to ensure that the health, hygiene and comfort of the residents or visitors of any other lot are not adversely affected by their disposal of garbage.
Rubbish chutes are located on all floors. All rubbish is to be bagged and no glass or recyclable material is to be placed in the chutes.
Recycling material only is to be placed in the recycling bins in the car park. Please take note of the signs situated in the carpark on noticeboards and on the bins for details.
Gardens on Common Property
The gardens are maintained as part of common property. Proprietors, occupiers or other residents are not to remove any lawn; garden; tree; shrub or flower on the common property without approval of the strata company.
Gas and Water
Gas and water consumption form part of the annual expense of the Strata Company and are paid for through strata levies. The balance of services to be billed to the individual owner.

Gym
The Rivershores gym is situated in between the Queen Victoria Building and the Rivershores Building on level 1 and accessible to all residents by fob key. Children are not permitted to use the gym without adult supervision. Gym equipment is to remain in the gym and is not be taken outside. Please report any faults with equipment here.
Internet
Internet access is to be arranged by each resident to their own preference.

Lifts
Concerns or faults with lifts should be reported here.
Lift Covers
Lift covers are available and must be used to protect the interior of the lift surfaces when moving items in and out of apartments. They are stored in the Rivershores building communications room in the Rivershores lobby heading towards lift 3 and 4.
Lights in Common Property
A resident who notices a light that needs replacement should report that here.

Moving In and Out
Lift covers are available and must be used to protect the interior of the lift surfaces when moving items in and out of apartments. They are stored [where?]
Large transport vehicles are not to go onto common property unless the driveway paving will not be damaged. Any repairs required will be at the expense of the proprietor.
Newsletter
The Chair of the Council of Owners prepares a newsletter from time to time. Editions of the newsletter are located here.
Noticeboards
Noticeboards are situated in the car park and provide information for all residents. Approval of the Council of Owners is required prior to notices being added to the noticeboards.
Painting

Peaceful Enjoyment
The Council of Owners for Rivershores is committed to making sure that our complex is run as efficiently and effectively as possible, in the interests of all owners and residents and the Rivershores community generally.
In order to do that, the Council of Owners works towards implementing and where necessary enforcing the shared standards of all owners and residents that underpin the laws, Rivershores Place by-laws, and local rules so that all residents can enjoy a community free of antisocial behaviour and one where all residents respect that Rivershores Place is a community with shared facilities; areas; and values which need to be maintained to a high standard.
Any resident who has a complaint about any unacceptable behaviour is encouraged to report it here.
Rivershores Place is a relaxing and peaceful place to live and it is the expectation of the Council of Owners that this characteristic of our complex is maintained and enhanced by a shared understanding by all residents of how such an environment can be maintained into the future.
As with all strata communities, Rivershores Place has by-laws or rules with which proprietors and residents are required to comply. The Council of Owners works towards ensuring those rules are followed by everyone for everyone’s benefit.

Pets
The Council of Owners or the strata manager has the right to give notice to proprietor, tenants, or other occupier, requiring the removal of any pet which, at the sole discretion of the council, is considered inappropriate or detrimental to the good order and peaceful enjoyment of proprietors within the scheme.
Plumbing Blockage
Plumbing issues within apartments are the responsibility of individual apartment owners. Plumbing issues in common property areas are the responsibility of the strata company.

Pool and Spa
The 20m swimming pool is heated from 1 October to 30 June. The spa is heated all year round. No glassware is allowed in the pool area. Children are not permitted to use the spa without adult supervision and for safety reasons should be able to stand in the deepest part of the spa. No diving is allowed in the pool or the spa nor is jumping allowed from the spa to the pool.
Residents Lounges and Foyers
The residents’ lounge in the Rivershores building and the foyers in the Rivershores and Queen Victoria buildings can be used by residents. Bookings are not required however the areas are available on a first come first use basis.
The gas fireplace in the Rivershores building is operated by remote control on the wall adjacent to the fireplace.
Rubbish and recycling
All residents are asked to please take care to read signs and instructions about rubbish and recycling.

Signs or displays are not permitted without the written approval of the strata company.

Telephone
Each resident is responsible for arranging their own telephone services.
Trolley Valet
The trolleys in the carpark are for residents’ use and are accessible by fob key. For the convenience of all residents, trolleys are to be returned promptly to their stands after use and are not to be left in apartments or common areas. Please ensure you use the same fob key to replace the trolley as was used to remove the trolley.
Viewing Platform
All residents are able to access the viewing platform outside the Rabbit in the Moon café. To access the code contact [who?].
Visitors Parking
Visitors are able to park within the garage in designated visitor’s parking. The gate can be opened from within each apartment. Instructions are available in the Mox guide in each apartment.
Water Leak
There is a mains water tap in each apartment, generally located in a kitchen cupboard, possibly behind a panel.
